100° outside... and totally worth it. ☀️🎒
Today we had the opportunity to serve alongside Seeds of Love & other organizations at their annual Back-to-School Bash in Clay County. From handing out backpacks to helping clean up and pack everything away, it was a joy to play a small part in a big day.
Seeing churches, nonprofits, businesses, and volunteers come together to bless local families was a beautiful reminder that community is built one act of service at a time.
Watch the reel to see a little behind the scenes of our day. ❤️

Confession time... 🙋🏽♀️
If someone handed me a million dollars tomorrow, I'd probably still be asking...
"Okay... but what's the property taxes?" 😂
Maybe that's the financial coach in me.
Or maybe it's because I've seen too many people buy the house they qualified for... instead of the house that actually gave them peace.
The Bible talks a lot about stewardship, and I don't think that's limited to money. It includes our homes, our time, our families, and the choices we make every day.
So here's my question for you...
👇 Would you rather have:
🏡 Your dream home with a tight budget...
or
🏡 A home you love with enough margin to travel, give generously, and actually enjoy life?
No wrong answers—I'm genuinely curious how you think about it.
What does it REALLY cost to live in Jacksonville in 2026? 🏡
I pulled the actual numbers — no exaggeration in either direction: housing ~20% below the national average, no state income tax, insurance rates finally dropping… and the honest stuff too, like rising utilities and above-average groceries.

Florida insurance has a deadline nobody talks about: the day a storm gets a name, your coverage is locked. 🌀
A quieter forecast this year is a gift — use it. Flood insurance takes 30 days to start, a ~$100 wind mitigation inspection can save you hundreds every year, and Florida just updated the credits this month.

"Is Jacksonville actually affordable?"
I get this question from families relocating, military members PCSing here, and renters wondering if buying finally makes sense.
So I did the research and wrote the honest answer: real housing costs, what insurance actually runs in our corner of Florida (hint: far less than South Florida — and rates just dropped for the first time in years), property taxes, groceries, gas, and what a real monthly budget looks like for a Jacksonville family of four.
No exaggeration to scare you. No sugarcoating to sell you. Just the numbers, with every source cited — because counting the cost before you move is what wise planning looks like.

And if someone you love is thinking about moving to Florida, share this with them before they sign anything.

Spent yesterday at the State of St. Johns 2026 hearing directly from county leaders in education, public safety, and growth. As a broker who serves families across Northeast Florida, mornings like this remind me why I do what I do — because where you buy is never just a location. It's a future.
A few things that stood out:
🎓 The schools just made history. Superintendent Dr. Brennan Asplen shared that St. Johns County ranked #1 in the state — and became the first district ever to break the 900-point threshold (910 points, an A-rated district, with the highest percentage of points in its history). For families relocating here, this is the story behind the property values.
🌱 St. John is growing — fast. The county reached 346,328 residents in 2025, up from about 315,000 just two years ago. New schools, new parks, new infrastructure. Growth like this shapes everything from inventory to home values.
🏡 Property tax reform is on the horizon. County leaders walked through Florida's 2026 reform, including a proposed constitutional amendment on the November 3 ballot that could significantly expand the homestead exemption for primary residents. It's not law yet — but if you own, or plan to, it's worth understanding before you vote.
🔒 And crime is almost non-existent with one of the biggest issues sharef being kids on e-bikes hurting themselves or others.
Here's what I know: behind every one of these numbers is a family choosing where to plant roots. That's sacred work, and I don't take it lightly.
And after a morning of learning, I enjoyed the beauty of Historic St. Augustine and my favorite pizza from Pizza Time.
If you're thinking about your next chapter here in St. Johns, Nassau, or anywhere in Northeast Florida, let's talk. I'll help you make a wise, informed decision — not a rushed one.
